Getting a home ready to sell is much easier when you spread it out. Here's a simple countdown to work through, adjusted to suit your timeframe.
12 to 9 weeks out: plan
- Book a free appraisal, so you know your starting point
- Talk to me about timing, sale method and marketing
- Make a list of jobs that need doing, then sort them into must-do and nice-to-do
- Get quotes for anything bigger, such as painting or repairs
8 to 5 weeks out: fix and freshen
- Book tradespeople and finish repairs
- Paint tired walls in neutral colours
- Sort the garden, including pruning, weeding and tidying paths
- Start decluttering, room by room
4 to 2 weeks out: clean and style
- Do a deep clean, including windows, carpets and skirting boards
- Put excess furniture and personal items into storage
- Add a few simple touches, such as fresh flowers and clean linen
- Check the heating, and fix any draughts
The week before: final touches
- Mow the lawns and give the outside a final tidy
- Do a last walk-through as if you were a buyer
- Arrange photography, and make sure the home is at its best
Once you're listed
Keep the home tidy and ready for viewings. It's much easier to stay on top of it when the big jobs are already done.
