Recent local sales tell you a lot about an agent's experience in your area, and about how they price a home.
2. How did you arrive at that price?
Beware of an agent who simply gives you the highest figure. A good agent explains the reasoning, using comparable sales.
3. What's your marketing plan?
Ask exactly where your home will be advertised, what photos and material will be used, and how buyers will be found.
4. Who will I deal with day to day?
Find out who you'll speak to, and how often you'll get updates.
5. What are the fees, and what's included?
Ask for the commission and any other costs in writing, and what each covers.
6. What does the agency agreement say?
Check how long the agreement lasts, whether it's exclusive and how it can end. Ask about anything you don't understand before you sign.
7. How will you keep me informed?
Regular, honest feedback on viewings and interest helps you make good decisions.
8. Can I speak to past clients?
Hearing from people who've worked with them is one of the best ways to know what to expect.
