How selling works
Here's what I'll be doing at each stage.
I walk through the property, look at comparable sales, and give you a price range with the reasoning behind it.
Auction, deadline sale, price by negotiation or asking price. You'll get a clear explanation of what suits your property and why.
Photography, floor plan, copy and the marketing schedule. Plus the handful of jobs around the house actually worth doing first.
Open homes and private viewings, with feedback from every buyer through the door passed straight back to you.
Offers, conditions and counters. This is where my years of negotiating experience earn their keep.
Conditions satisfied, dates confirmed, keys handed over. I stay in touch right through to settlement day.

Offers are made by a set date and time, and you consider them all. Offers may be accepted early.
Your property is sold to the highest bidder on the day. Once the hammer falls, it's unconditional.
The price isn't advertised, and negotiation happens directly with interested buyers.

No. It's free, and there's no obligation to list afterwards.
No. An appraisal is a salesperson's estimate of likely market value based on comparable sales. A registered valuation is a formal document prepared by a registered valuer, usually for a bank or legal purpose.
Usually only small things are worth doing. I'll tell you what buyers in your area respond to, and what isn't worth the spend.
