Stage 1 of 3

Understand the market

Why Southland?

Why investors look at Southland.

A market that rewards a closer look.

More accessible pricesCompared with the main centres, your budget can go further, which can make a second or third property realistic sooner.

Rental demand, jobs and growthPeople rent here for work, study and while they settle in or build. A broad base of employment in health, education, food processing, manufacturing and agriculture, plus ongoing investment in the city centre and regional development projects, supports demand for good, well-located homes over time.

Different property types and price pointsTidy in-town houses, townhouses, new builds, character homes and lifestyle blocks.

More than one strategyCash flow, capital growth, new build or value-add: there are opportunities across each.

Prices vary a lot from suburb to suburb, which is why choosing the right area matters as much as the city-wide average.

Sources and dates are shown beside each figure. Values and rents move, so ask me for the latest numbers, or for how a specific suburb or property compares.

Ways to invest

More than one way to invest here.

Which of these sounds like you?

Most investors sit somewhere between the two ends of each choice. It's worth thinking about your overall rental strategy, including whether you're in it for the short term or the long term.

Stage 2 of 3

Work out what stacks up

The fundamentals

The property is only half the equation.

Does it actually stack up?

A house you like isn't the same as an investment that works. What matters is how the rent, the costs and the finance fit together. Here's what to weigh up on any property.

What comes in

1

Purchase price. What you pay sets the base for every other number.

2

Realistic achievable rent. What similar properties are actually renting for now, not the best case. A property manager can give you a rental appraisal.

3

Gross yield. Annual rent as a percentage of the price. A quick way to compare properties, not the full picture.

4

Vacancy. Allow for gaps between tenants, even in a strong rental market.

What goes out

5

Rates. They vary by property and area, so check them before you commit.

6

Running costs. Insurance, management and compliance, such as Healthy Homes upgrades.

7

Maintenance. Age, condition and materials all change what you'll spend keeping it tenantable.

8

Finance and interest. Borrowing costs often decide whether a property pays its own way. A mortgage adviser can help here.

Your investor team

Good investors don't do it alone.

The numbers, the tax and the lending are conversations to have with the right professional. Here's who usually sits around the table.

Mortgage adviser

Investment lending, deposit requirements and how to structure your borrowing.

Accountant

Your tax position, how to own the property, and a chattels valuation at purchase.

Property manager

A realistic rent, tenant selection, inspections and day-to-day management.

Lawyer

The agreement, your conditions and the due diligence before you go unconditional.

Insurance adviser

Landlord and building cover, with a quote in hand before you commit.

Where I fit in: I'm a real estate salesperson, not a financial adviser, accountant or mortgage adviser. I look after the property side: local listings, areas and what a property is like. Don't have these people yet? Ask me and I'll point you in the right direction.

Stage 3 of 3

Find the property

How I help

From "I'm interested" to the right property.

No pressure, no obligation. Here's what happens after you get in touch.

1

Tell me your brief

Your budget, the return you're aiming for, new or existing, renovation appetite, areas and timeframe.

2

We sharpen it up

A quick chat to refine the brief and talk through how the numbers are likely to look.

3

I keep watch

I let you know when something that fits comes on the market, so you're not searching alone.

4

We look at the numbers

Viewings, a realistic rent, running costs, then an offer if it genuinely stacks up.
