If you haven't sold a home before, it helps to know what's ahead. Every sale is a little different, but here's the usual order of things.
1. The appraisal
We start with a chat and a walk through your property. I'll look at recent sales nearby and give you an honest price range, with my reasoning. There's no pressure to list.
2. Choosing your approach
We decide on a sale method and marketing plan that suit your home and timing. Before you sign an agency agreement, read it carefully and ask about anything you're unsure of, including the term, fees and what's included.
3. Getting ready
This is where we tidy, fix and present the home at its best, then arrange photos and marketing material.
4. Marketing and viewings
Your home is listed, promoted online and shown through open homes and private viewings. I keep you updated on feedback and interest along the way.
5. Offers
Offers come in under the sale method we chose. I'll talk you through each one, including the price, the conditions and the timeframes, so you can decide what's right for you.
6. Conditions
Most offers have conditions, such as finance or a building report. Your lawyer will guide you here. When all conditions are met, the sale becomes unconditional.
7. Settlement
On settlement day, the money changes hands and the new owners get the keys. Your lawyer handles the paperwork, and I'll help make the handover smooth.
